Every tenant or guarantor applying to rent a property through us is put through a vigorous vetting procedure including credit search, previous landlord reference and employer’s reference. We use our own in-house referencing system and use Equifax to carry out in-depth credit reports. We are happy to deal with a wide variety of tenants including, private, corporate, professional, DSS/housing benefit, students and company lets. We will advise you on the type of tenant we would expect to rent your property. Property Management & Maintenance We take care of properties for landlords living all around the world, they have peace of mind knowing they have left their property in expert hands. Each property is regularly visited to ensure it is being looked after and all day-to-day issues are taken care of by our professional management team. Tenants benefit from access to our 24 hour, 365 day call centre to report any maintenance or emergency enquiries. If anything should go wrong at a property in the first instance our maintenance manager would speak with the tenant to ascertain what the problem is and if it has been caused by the tenant or a wear and tear issue, this is important as the landlord is responsible for maintenance costs. Upon letting your property we will arrange a monetary limit with you, which will allow us to go ahead with small maintenance jobs. If maintenance was required beyond this limit we would then contact you, firstly to discuss the issue and secondly to see if there were any preferred contractors you would like to use. Let only | Basic We will market your property and locate a suitable tenant, full reference and credit checks will be carried out, all contracts will be created and signed and a standing order mandate will be set up so future rental payments will be paid directly into your bank account. We will request the tenant pays one months rent in advance and a security deposit, usually equivalent to one months rent. This payment, minus our fee will be paid directly into your account.
