Many property investment companies simply sell you a fully refurbished property, make a large profit from the sale and the refurbishment and then either expect you to find a letting agent or they use a select few in the local area. The main problem is sometimes the investment companies will not provide realistic rental valuations and once you have purchased the property their job is over... they don't always help you find a tenant! With NEPI you don’t need to worry about these types of problems. Our parent company North East Letting will handle everything from finding the right tenant, securing the highest possible rental income and will handle the day to day management of the property. It’s really easy to get started on the investment property ladder, below you will see a demonstration of our 4 Steps to Investment process. Step 1 You will be assigned an agent who will deal with you personally throughout the process. They will gather all the information we need, e.g...budget, if you require a mortgage, whether you’re looking at long term investment or short term etc... At this point you will also be invited to visit us and view example properties.   Step 2 At Step 2 you will be required to pay a deposit, this will be deducted from the final purchase price. We will provide you with a range of properties to choose from. With our help and advice you will choose a property. The price you see will include all refurbishment costs and six months management fee from North East Letting.   Step 3 If you require a buy-to-let mortgage our independent advisor will provide quotes. We will agree on a time scale for when the property will be in a lettable condition, usually 4-6 weeks. You will make full payment for the property, either to ourselves (if we own the property) or directly to the current owner. The refurbishment programme will begin. North East Letting will begin marketing the property.   Step 4 The property will be completed, you will be invited to view the property if required. The property will be fully handed over to North East Letting who will move a suitable tenant into the property and handle the day-to-day management.
